Release Notes for Standard Conveyancer Updates (Version 10.20+)

Standard Conveyancer program updates (the latest is at the top). All version updates are cumulative of prior updates.

In addition to the latest program update (10.20.8), you should also make sure you have our new document Auto-Updater. Current Update: Version 10.20.8: Posted July 2008

  • Added new data fields and revised documents for compliance with Massachusetts Chapter 206 (of the Acts of 2007) Chapter 206 requires licensing of mortgage brokers and originators and display of broker and originator name, address and license number on mortgages and assignments. Click Info, then Lenders to add broker license numbers plus mortgage originator names and license numbers.

More Info: Under Chapter 206, "Mortgage Broker" is the origination company and "Mortgage Originator" is the person who places the loan with a Lender/Investor. Standard Conveyancer screens use the term "Originator" for the mortgage origination company (i.e., the Mortgage Broker) and "Mortgage Originator" for the person who places the loan.

The best practice is to add the Mortgage Broker information into your Lender database (under the Info menu). Add a default Mortgage Originator and License Number and adjust the Mortgage Originator information in your files as needed. If you only have Investors in your Lender database you will need to type your Mortgage Broker/Mortgage Originator information into each file that you open.

Click the "Not a Broker" checkbox if the Originator field contains the name of a bank, a private lender, or some other entity that is not a Mortgage Broker and is exempt from the licensing requirements.

All Massachusetts mortgages plus the Assignment document have been updated to display the required information. Since the Mortgage Originator works for the Mortgage Broker the documents use the Broker's address for the Mortgage Originator as well.

  • New layout of Lender Setup screen shows title insurance loss payee without needing to click the "Loss Payee" button.
  • Added new title insurance endorsements to Attributes screen; reordered list. Removed automatic linkage on Attributes screen ("Variable" link to ALTA 6; "Condo" link to ALTA 4.1; and "PUD" link to ALTA 5.1) to allow manual selection of ALTA 4 or 4.1, 5 or 5.1, and 6, 6.1, or 6.2.
  • Added new "1-4 Family Rider" selection to Attributes screen -- use in place of "Number of Units" field on Property screen to add 1-4 Family Rider document to closing batch.
  • Fixed Tab order on Seller screen.
  • Corrected condition where closing state and county would sometimes not save. Make sure closing state and county are in place on your Schedule screen so that notary acknowledgments are correct for closing state.
  • Removed function that asks whether to activate auto-calculation for recording fees when closing date is changed. Recording fees auto-calculation will remain turned off when closing date is changed.
  • "Go To Quicken" button on Checkwriting Control screen has been removed.
  • Changed MS Word interface so that Word auto spell check reverts back to "on" once merged document is closed.
  • Improved functioning of Multi-Settlement Agent program option.
  • Lengthened 1099 Filer name field (Click Info, then Firm/1099 Info).

  • Added revised IRS Certification for No Reporting (now a LEGAL size document) (required effective January 22, 2007) (MS Word and WP 5.1 formats).
  • Added 2007 IRS 1099-S forms (MS Word and WP 5.1 formats).
  • Revised HUD-1 and HUD-1A to include new expiration date (MS Word and WP 5.1 formats).
  • Added Microsoft Word version of the new Massachusetts mortgage payoff documents (based on REBA proposed forms). Includes:

Form E: Payoff Request Letter Proposed REBA Proposed
Form K-2: Payoff Letter with Notice of Intention to Record Affidavit of Discharge
Form I: Discharge of Mortgage by Attorney's Affidavit under M.G.L. c. 183, §55(g)(2)

  • Added Fax Number field to the Firm Info screen (click Info, then Firm/1099 Info to enter).
  • Added improvements to the way lender information is handled when changing the lender in an existing file.
  • Revised Assignment of Mortgage document to always insert Investor name as assignee.
  • Added paralegal e-mail field to available document fields in WordPerfect 5.1 documents.
  • Fixed problem of “Reissue Policy” data fields not appearing on Policy screen without screen refresh.
  • Removed Payoff1 and Payoff2 fields from Field Picker list (the Payoff1 and Payoff2 documents were superseded by PayoffB and PayoffS and should not be used).

Version 10.20.5 Update: Posted October 2006

  • Corrected inconsistencies in customer databases between “Chicago Title” and “Chicago Title Insurance Company.”
  • Improved OutDisch (Outstanding Payoff Discharges) report to reduce the amount of information shown in the Memo fields.
  • Includes (previously released) forms 4506 (Rev. 4-2006) and 4506-T (Rev. 4-2006).
  • Corrected typographical error on Schedule screen.

Version 10.20.4 Update: Posted August 2006

  • Added option in Office Preferences to eliminate prompt asking whether to turn off automatic calculations for closing files past closing date. Default is set to hide messages.
  • Includes combined "Smoke Detector and Carbon Monoxide Detector Certificate and Indemnification Agreement" for use in Massachusetts (previously released in March, 2006)(MS Word and WP 5.1 formats).
  • Includes cumulative IRS Forms Package previously released in early 2006. Form W-9 (Rev. 11-2005) and instructions, plus previously released IRS forms 1099-S (SC documents IRS1099I and IRS1099M), 4506 (Rev. 10-2005), 4506-T (Rev. 9-2005) and 8821 (Rev. 4-2004)(MS Word and WP 5.1 formats).
  • Enhanced features that copy lender model file information to existing file when changing lenders.
  • Payoff data handling was added to improve information show on the Affidavit of Encumbrances document.
  • Improved program updating process to protect custom work done for Multi-Settlement Agent option.
  • Changed tax payment line item on HUD-1 to remove dates and read “Taxes Paid by Settlement Agent.”
  • Added messages to update process to inform user when update is complete.
  • Removed commas from spelled-out dollar amount recitations.
  • Enhanced calculations on P&I (Principal and Interest) rounding settings in Lender Calculation Settings. Best choice is usually “Always Round Up,” which rounds up to the next full cent.
  • Correct autotext error message on HUD-1 line 1109.

Version 10.20.3 Update: Posted February 2006

  • Added new feature that allows Standard Conveyancer to automatically check for updates once every seven days.
  • Added the following new title insurance endorsements to Attributes screen: Affirmative Language; Residential Mortgage; Variable/Convertible Mortgage; Residential Survey; ALTA 9.
  • Added Loan and Owner Endorsements to Blank Endorsement Text Screen.
  • Added Report and Document buttons back to Tracking screen.
  • Changed program to bypass Lender Document Selection questions when adding title insurance documents.
  • Improved data handling on 1099-S Year End Processing Reports to reduce reported errors.
