Maintenance is crucial for the safety of your data
Neglecting to run File Maintenance can lead to severe data damage.
How? Overly large databases are more susceptible to damage if
your computer crashes, looses power, or has other problems.
If this happens, your office will be unable to work while we
attempt to fix the damage.
Standard
Conveyancer makes internal backups of your data every time you
switch between screens or files or print documents. Running
file maintenance clears out excessive internal backups of your
data to keep the databases to a safe size.
For
a small conveyancing operation, running maintenance once per
month is fine. A significant conveyancing business with several
people using the program daily should run it every two weeks.
A high-volume firm (more than 100 closings/month) should be
running file maintenance every week.
Standard
Conveyancer can set to prompt you to run file maintenance periodically.
You can check your Auto Maintenance setting by clicking
the Preferences menu, then Personal.
Multiple
network users can have prompts set up, but only one user needs
to run file maintenance for the office.

Entering
tax info
The
Annual Tax field on the Financial screen does not "control"
the monthly real estate tax escrow amount on the HUD-1 Page 2,
and vice versa.
The
Annual Tax field is used for Page 1 tax proration and title insurance
schedules. The program will fill 1/12 of the figure into line
1004, but you can change line 1004 if the escrow is based on a
future tax amount that is higher.
If
you change line 1004, it will not change or update the Annual
Tax field on the Financial screen.
