Does the SC 2010 update need to be installed on
all the Standard Conveyancer computers on my network?
A.
Yes. Unlike most SC updates that need to only
install on your server, the 2010 update includes
new software components that run directly on
your workstation and need to be installed that
way.
Q.
How can I get the update for Standard Conveyancer?
A.
In Standard Conveyancer, click the Help menu,
then SC on the Web, then Check for Web Updates.
If you have multiple workstations to update,
download and save the SC2010.exe update file
to a location on your network where you can
find it from the other workstations.
Q.
Where are the download and installation instructions?
A.

Q.
How do I know if the SC 2010 update has been installed
on my computer?
A.
Click the Start button on your task bar, then
"Programs" (or "All Programs"),
then the Standard Conveyancer folder. You should
see five items, including "SC 2010 HUD-1."
Also, you will have a new 2010 HUD-1 choice
on your attributes screen and a new "Page
3" option in your 1-Conveyance menu. (These
last two items are part of the program components
on your server, however you need to verify
that you have the new items in your start menu.)
Q.
I chose the 2010 HUD-1 on my Attributes screen
and clicked into one of the HUD-1 screens, but
nothing is happening. Standard Conveyancer says
"Waiting..........." on the title bar
at the top of the screen.
A.
First, verify that you have the SC 2010 installed
(see the previous question above). Second, look
for a blue "S" icon in the notification
area of your task bar (the little icons on the
right near the clock). The "S" represents
the SC 2010 screen components that are ready
to pop up as needed for your file. If the S
is not there, click the Start button on your
task bar, then "Programs" (or "All
Programs"), then the Standard Conveyancer
folder, then "SC 2010 HUD-1."
Q.
Why do I need the blue "S" running in
the notification area to get the new HUD-1 screens?
A.
The new HUD-1 screens exist in a newer, more
modern software platform that takes a longer
time to start up than Standard Conveyancer.
To allow you to work faster, the new components
pre-load into your system when you start your
computer to wait until they are called for by
Standard. If you do not have the new components
waiting, it can take up to a half minute for
the screens to load if you later have to click
the SC 2010 HUD-1 in your programs menu.
Q.
When I'm on one of the new HUD-1 screens, how
do I get back to the old screens or print my HUD?
A.
Click the 1-Conveyance menu at the top of the
new HUD-1 screen and choose another screen to
go to. The new screen will disappear until needed
and you will return to the old screens.
Q.
Why is everything so new and different from my
old Standard Conveyancer screens?
A.
We kept the old screens for a long time because
all of our clients are used to them and are
able to work quickly in the familiar screens.
However, the older software platform is keeping
us from moving into the future and being able
to offer you new features. Over time, the rest
of the old Standard Conveyancer screens will
migrate into the new software platform and you
will no longer need the old screens.

Q.
Should I use this new HUD-1 for my closing today/tomorrow/next
week?
A.
January 1st was the start date for the new GFE,
not the new HUD-1. You MUST use the old HUD-1
if the loan was originated with the old GFE.
(If the lender re-discloses in January because
of a change in the loan terms, they have to
use the new GFE, in which case you must use
the new HUD-1.)
Q.
How do I tell my system to do a new HUD-1 or an
old HUD-1?
A.
On the Attributes screen, click Old HUD-1 or
2010 HUD-1. For the new HUD-1, when you click
Page 1, Page 2 or Page 3 on the 1-Conveyance
menu, the new screens will open in front of
Standard Conveyancer. Make sure the blue "S"
is waiting in the notification area of your
task bar (as described above) before you do
this.
Q.
Information on my old HUD is not carrying over
to the new HUD.
A. The system was not designed to take information
on the old HUD-1 screens and shift it into new
locations on the new HUD-1. This may seem a
good way to learn, but it's not the way people
will work in the real world. In addition, many
of the fees in your old files have no place
on the new HUD-1. To try out the new HUD you
should open a new file.
Q.
I don't see the GFE reference numbers on the new
HUD-1 screens (or, I want to hide the zeros in
the empty fields).
A.
There are lots of options to change the appearence
of the new HUD-1 screens. Click the "HUD-1"
menu at the top of the new HUD-1 screens to
see some choices. This should be done while
you are on Page 2 since many of the settings
affect only Page 2.
Q.
The type face is too small (or too large).
A.
On the new HUD-1 screen, click the View menu,
then "Tool Bars," then "Fonts
and Colors." You should change the font
size one or two settings at a time, as a large
change can have the effect of hiding some of
your information. (You cannot change the colors
at this time.)
Q.
How do I override numbers that show up on the
new HUD-1 screens automatically?
A.
Like on the old HUD screens, many figures are
automatically calculated. Auto-calculated figures
display in green.
To override the automatic calculation, right-click
the item and uncheck the "Autocalculate"
choice.
Q.
The points and/or discount fee I put on the financial
screen do not carry over to lines 801 & 802
on the HUD-1.
A.
The origination charge (801) and credit/charge
(802) are not directly related to the old concept
of points and discount fee. The origination
charge, for instance, must include all the additional
fees (wire, doc prep, etc.) that a lender used
to list separately. Enter the origination charge
and charge/fee for the interest rate chosen
directly onto HUD-1 Page 2.
Q.
Why am I blocked out of many of the fields on
Page 2?
A.
The new RESPA rules change the way much of Page
2 is used. For instance, if the seller is paying
borrower costs in the 800 section, you are no
longer allowed to enter the fees in the seller
column; instead, you must total the seller-paid
borrower costs and enter an adjustment on Page
1. To keep you from entering data where it is
not allowed, Standard has blocked fields that
are not to be used under the new rule.
Q.
Where do I put my settlement fees on the new HUD-1?
A.
The short answer is that it goes on line 1102,
outside the columns. If you did not know this,
however, you need help that is beyond the scope
of this page. Many line items are handled in
new ways on the new HUD-1. Your title insurance
underwriters have all prepared materials to
help you with the new HUD-1, and there is information
on HUD's
web site.
Q.
How should I deal with the Standard Model File
and lender model files on the new HUD-1?
A.
We recommend you create a new model file for
your old HUDs and change your Standard Model
File to hold the information for the new HUD.

basic installation and use instructions.
Q.
Why am I getting ****.**% for the increase amount
on page 3?
A.
You have not entered any GFE amounts on page
3 so the increase percentage cannot yet be calculated.
You can use the Autofill button at the top of
page 3 to fill in GFE amounts automatically.
However, for actual closings, be sure to verify
that these amounts are identical to those shown
on the original Good Faith Estimate.
Q.
What is the best way to get the information into
the comparisons section on to Page 3?
A.
Page 3 lets the borrower compare the charges
quoted on the Good Faith Estimate next to the
corresponding charges on the HUD-1. To use the
Auto-Fill feature, click the Auto-Fill button
at the top of Page 3, then click "Copy
Page 2 Items to Page 3" button. You can
type the charges from the GFE into the GFE column,
or if they are mostly the same as the HUD-1
figures, click the "Set GFE Amounts to
HUD-1 Amounts" button and then make any
adjustments to the GFE column as necessary.
Q.
Will the Auto-Fill feature guarantee that everything
is entered that should be?
A.
No. This is a tool to save you typing, not to
show you what belongs where in the comparisons
section. Under some circumstances items will
need to be moved to a different tolerance category.
In addition, we may not have anticipated all
the ways lenders will want information entered
on Page 2, so the program cannot be guaranteed
to not miss any of the Page 2 items.
Q.
How can I move or manually enter items on Page
3?
A.
You can type HUD-1 line numbers into the "HUD-1
Line Number" column and the corresponding
description and HUD-1 charge will fill in automatically.
You may need to do this if your lender asks
that the Page 3 charges be listed in a certain
order.
Q.
Why can't I change some of items in the Loan Terms
section (bottom half of Page 3)?
A.
In the custom of Standard Conveyancer being
as highly automated as possible, many of the
items are being set for you by the information
you have already entered on other screens (such
as the Financial and Attributes screens).
Q.
How do I print a new HUD-1?
A.
The new HUD-1 document is called "HUD1"
and should be in your HUD-1 print batch. The
old document, RespaMW, is now called "HUD1Old,"
though you can still print it as RespaMW.
