Standard
Conveyancer automatically selects and prints the documents
you need based on the characteristics of the loan file.
For instance, if the property is a condominium, the
FNMA Condominium Rider appears on the list for printing;
if the loan is a refinance, a Right of Rescission document
appears.
Documents
are grouped into batches ready for printing when needed.
The batch system automatically generates all the documents
needed for each stage of the loan process, expediting
printing and preventing the omission of key documents.
You can also generate single documents as needed and
customize batch systems for each lender's requirements.
Features
of the Standard Conveyancer document assembly system:
- Documents
can be sent directly to the printer or reviewed before
printing to make any last minute changes.
- Unlike
with most other systems, you can customize and edit
your document library. You can modify existing
documents and create new ones from scratch.
- The
system uses the latest RESPA rules to calculate line
items, city and county tax assessment prorations,
escrow figures, prepaid interest, tax stamps, broker
commissions, fees, etc. for the settlement statement.
- Title
policies can be generated in the format specified
by any title insurance underwriter. Document
assembly is automated, and policy exceptions are easily
added.
- The
optional Title Master add-on keeps a library
of specimen language to speed input and ensure accuracy
of title information.
- The
optional Check Writing feature links to Quicken,
which automatically generates and prints checks using
the system's disbursement calculations. Payees
and dollar amounts are transferred directly from the
closing file and may be modified before printing. The
disbursement data can also be saved in Quicken for
escrow account balancing and reporting.
