Data Entry Features

Standard Conveyancer's data entry features make it the most powerful, yet easy to use title, escrow and closing software package available. Enter names, addresses, dates and other data only once. Text and numeric data automatically fill in as you make selections for the file. Select the lender and the system automatically inserts names and addresses and sets the parameters for funding and calculating prepaid interest, etc. (even taking into account whether Saturday is considered a business day).

In a fraction of the time it takes by conventional methods, the system calculates payments, charges, adjustments and prorations, and displays the HUD-1 Settlement Statement for your review. If you make a change, Standard Conveyancer automatically recalculates all figures and makes the appropriate changes in all other parts of the closing file.

Other data entry features of Standard Conveyancer:

  • From the "HUD Central" window, access information on parties, property, lenders, title insurers, and more.

  • A Title Insurer Database uses modifiable rate tables and formulas to automatically calculate and insert premiums and commissions.

  • Information Libraries of municipal and county tax information, zip codes, office addresses, and recording fees fill in text and figures automatically.  The information can be updated effortlessly.

  • Automatic Property Search finds old files on the same property and allows you to copy reusable information, such as lengthy property descriptions or title language, into the new file.

  • Fast Fill-In allows you to recall frequently used information by typing in the first few letters or by choosing from a list of previous entries. For example, when entering pay-off information the system fills in lender names, addresses and telephone and fax numbers.

  • Memo and Alert Functions allow you to make instantly accessible pop-up notes, replacing the "sticky notes" that tend to clutter files, desktops and get misplaced.

  • Automatic Update saves data continuously, updating all changes and new information across the file automatically as you progress from window to window or open a different file.

  • Audit Trail tracks all changes to your files and allows you to restore them to the state they were in at any given date and time in the past
